Quiet times are 10pm - 7am (Mon-Thurs) + 11pm-8am (Sat-Sun) There is a long term rental tenant that lives upstairs so please be mindful of that by respecting quiet hours. No smoking No parties or events Check in is anytime after 2PM. We are required to collect a picture of your photo ID and contact information before your arrival (physical address, email, and phone number if different than the one listed by Airbnb). We need you to send this to us, regardless of the fact that Airbnb has it in their system. We (the Landlords) have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants (you) violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement. The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenants agree that the Landlord shall work with Airbnb to determine costs paid by the Tenants if Tenants cause damage to the premises or its furnishings. Tenant agrees to not move furniture with the exception of the dining room chairs, which shall be returned by Tenant to their rightful place before leaving. Tenant agrees to pay for any damage at costs provided by receipt for unauthorized moving of furniture resulting in damage. The Tenants shall pay for any damage done to the premises over and above normal wear and tear. No animals or pets of any kind will be brought onto the premises without prior permission. Violation of this policy will result in damages filed with Airbnb and immediate eviction of Tenants without compensation. The Tenants shall not sublet the property. The Tenants shall have no more than 6 persons reside, visit or sleep on the premises, including infants, children and visitors. Violation of this policy shall result in immediate eviction without compensation. The Tenant shall have no overnight visitors or guests other than those listed at the time the reservation was made. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence, household, or event venue. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. No firearms shall be allowed on the premises according to State and local laws. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits. Additionally, the property will only be used by Tenant for vacation purposes. No parties, events, weddings, receptions, retreats, classes, etc. (hereafter referred to as "event" or "events") may be held at the property without prior written consent by Landlord. If written consent is obtained for said events, etc., the Tenant agrees the maximum number of people on the property at any one time will not exceed the maximum number of guests permitted for the property. Tenants in violation of this policy shall cause termination of this agreement with no refund of rents or deposits. Further, any Tenant assumes the responsibility of paying for any damages caused by any events, etc. not authorized by Landlord including but not limited to loss of Short Term Rental Permit and loss of income from business. Tenant agrees not to access the “owner’s cabinets”, even if unlocked, which contains sheets cleaning supplies and chemicals that could be hazardous to children and adults. The owners cabinets are located in the laundry room and under the bed in the master bedroom. The property has fire alarms installed and they are believed to function properly at the time of rental. Tennant will notify management without delay if a fire alarm “chirps” or has a low battery condition. Tenant is advised that there is a carbon monoxide detector on the property. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items.

The space
OUR STERILIZATION PROCESS: Everyone is worried about Covid-19, we are too. That's why we go above and beyond to keep our guests safe. Here’s what we're doing:

1. Any cleaner that has any symptoms of cold or flu will not be doing cleans.
2. When arriving at the property our cleaners are washing their hands thoroughly before they begin.
3. All touchable surfaces including door knobs, handles, remotes, counters, light switches etc. are all thoroughly sterilized.
4. As is the norm, all sheets, towels, pillows etc are washed with bleach.
5. We use an Ozone Air Purifier to sterilize all other surfaces ie. floors, furniture, throw pillows etc.

You can have the peace of mind that you are walking into a completely sterilized space.

Our home is an original 1927 Portland Bungalow so although we have installed extra insulation + sound proof sheet rock in the ceiling some sounds can still be heard from downstairs.
